Susan Goldenberg, CNE

Licensed Real Estate Salesperson

I relocated to Manhattan from suburban Philadelphia upon graduation from college and fell in love with the charming Murray Hill area almost immediately. Soon after arriving in the Big Apple, I settled in there, ultimately purchasing a co-op and joining my building’s board of directors. And, decades later, I continue to enjoy the neighborhood’s convenience and the exceptional quality of life it offers.
My background includes retailing, sales promotion, fashion public relations and copywriting, but real estate is my passion. I derive a great deal of personal satisfaction from helping others achieve their goals and from educating them in preparation for a successful sale or rental transaction. As I fully understand that these may be life altering decisions made amidst a process that’s often fraught with anxiety, I lend support, offer guidance and provide honest answers every step of the way.
Thanks to my role as a member of a co-op board of directors, I have valuable insight into typical board thought processes and expectations. In addition, my relationships within the brokerage community, as well as with experienced real estate attorneys and mortgage lenders, are excellent and I’ve also maintained close relationships with buyers, sellers, renters and owners long after their sales have closed or their leases have been signed.
I pride myself on my professionalism, strong work ethic, positive attitude, attention to detail, and follow-up skills. And, I especially love seeing the happy looks on sellers’ faces as they prepare to embark on a new phase of their lives, and buyers’ and renters’ reactions the first time they view the apartment they’ll soon call home.

Sue Goldenberg recently helped me purchase my home. As a first time buyer, I was unfamiliar with the paperwork and procedures involved with purchasing a co-op. Sue was so patient and provided detailed responses to any questions I had. She really helped make my experience less stressful and more comfortable.

Sue is a wonderful person to work with. She has a calm and pleasant demeanor and is very knowledgeable in the field. Sue is very helpful and I would definitely recommend her to others searching for a new home!

Susan was great to work with. Very attentive and did her best to find what we were looking for. Susan along with Jennifer Rouse found our apartment in the first round of viewings. Highly recommend both of these ladies!

I’m writing this recommendation on behalf of Sue Goldenberg. I had the good fortune to have Sue as my broker for the purchase of my co-op in Murray Hill.

As a first time home buyer, every single aspect of the process was unknown to me. I relied on Sue to guide me through all the intricacies of negotiating a deal, preparing all the paperwork, and getting accepted by the co-op board. She was a sea of calm, counterbalancing my stress and anxiety, and it was reassuring to know I had a skilled professional representing me. I will be forever grateful for her unending patience with me and my barrage of questions at every stage. As a Murray Hill resident, Sue also has a wealth of knowledge, not just about living in the neighborhood but also about property pricing and values. When the negotiations were done, I felt confident that I had a good understanding of the value of my investment as well as the neighborhood of my future home.

She is an asset to any buyer or seller and I would use her services again in the future.

Sincerely,

Stephanie Lung
Happy Murray Hill Resident

I wanted to drop a line and RAVE about Sue Goldenberg …..I have known Sue for YEARS (I won’t say how many because it will just show how old I am) …. When my husband and I wanted a new apartment in NYC, she was the one we turned to …. The first deal was a condo rental …. And having never done a condo rental in NYC I was OVERWHELMED by the amount of documentation they wanted …. I would have never survived without Sue’s 24/7 service and savvy … well, after moving in, the deal went south FAST... She referred a great attorney who was able to represent us and get us out …. But that’s not all … Sue had to jump into action again and find us a new place ASAP …. And what a place she found …. We could not be happier …. And it’s all because of Sue … we will be referring her to whomever asks us for a referral and all I can say is Bond has one of (if not the best) people on their team in Sue Goldenberg …. So I do hereby appoint myself as President of the Sue Goldenberg Fan Club!

Sue Goldenberg -- she’s amazing!!
I have had the distinct pleasure of working with Sue Goldenberg recently in the selling of my apartment.
During the whole process, Sue truly went above and beyond the call of duty to help me through this journey.
Sue led me through every step of the way. Selling an apartment can be an overwhelming task, yet Sue made this process quite painless for me. She answered each of my questions in detail and always followed through on her promises.

Due to her outstanding advice and suggestions, I had 3 bids the very first showing!!
I know that without Sue, I would have been lost and frustrated. All the best to you always, Sue!!

To Whom It May Concern,

This is to identify, Sue Goldenberg, as a hard working, high integrity, very knowledgeable real estate agent in New York City.

My husband and I, not native to New York City and looking for our first co-op in the city, worked closely with Sue for six months and found her "can-do" attitude and honesty very reassuring.

We would recommend Sue wholeheartedly.

Dear Sir or Madam,
This letter is my recognition of the amazing work that Susan J. Goldenberg does and my wholesale recommendation of Susan J. Goldenberg as a licensed real estate salesperson.
As a first time seller, Sue was invaluable in educating me on the sale process, current market conditions, marketing strategies for the apartment sale and working with me to ensure a proper sale price that would reflect the real value of my co-op apartment.
Sue's strong work ethic and her dedication to her clients is something not often seen in the real estate business. She scheduled very frequent private showings as well as Open Houses each Sunday to expose the apartment to as many buyers as possible. Sue kept me informed and provided feedback after each of the showings, minimizing the anxiety that I created for myself.
We worked together to stage the apartment and Sue's recommendations regarding staging were exactly right, so that all the best features of the space itself were immediately noticed.
Sue presented to me an excellent buyer for the apartment who passed the Board of Directors's interview without any issue. She successfully negotiated the sale transaction with ease.
I am an architect and understand space and light and color, but Sue knows the real estate market and what buyers are looking for, which helped make sure the apartment was sold in a timely fashion and at a price that I was happy to accept.
I highly recommend Sue for any real estate deal.
She's the best there is.

Sue had intimate knowledge of the building I was in and was very savvy about potential buyers. I found her easy to talk to and a good listener in our discussions. She was dogged and determined to get the best deal for me.

"To whom it may concern, Susan is a real estate agent I would highly recommend. I just purchased a coop apartment in Manhattan and if not for her expertise and patience, would never have gotten through the board''s package requirements. She is a true professional and I was lucky to have found her."

I am a real estate attorney representing purchasers and sellers in real estate transactions. I also represented lenders. I have been practicing for many years.

I met Ms. Susan Goldenberg when my client, Valerie Mehallow, chose her as the agent for the sale of her condo.

It was an absolute delight to work with Ms. Goldenberg. She was knowledgeable and helpful and had the ability to focus on the issues and present solutions. She was prompt and available. Many brokers do not know what to do and make themselves unavailable and are downright lazy.

Ms. Goldenberg is the best broker I have worked with throughout my years as a real estate attorney. I wish all the brokers were like her.

This Tiny $355K Studio Has A 'Private Spa,' Built-Ins Galore

This roughly 400-square-foot studio is yet another log to add to the fire of our fascination with very, very small apartments. The Murray Hill co-op has a copious number of built-ins: shelves, closets, cabinets, and a queen-sizedMurphy bed to boot. It also has what the brokerbabble calls "a private spa." There's a window, a Jacuzzi tub, and a marbled hand-painted ceiling, so if that's what makes up a spa, then this apartment has it. Every inch is maximized to the fullest, and the kitchen's pass-through window and flip-down custom steel table make for easy entertaining despite the limited room. It even manages to pack in a "home office nook." Building amenities include private storage for rent, bike storage, and a communal garden. All this for $355,000 plus $967/month in maintenance. Can the bevy of design touches compensate for the lack of square footage?

“The buyer was relocating from Pittsburgh in order to work at Mount Sinai Hospital. [The family] was looking for a condo or cond-op on the Upper East Side for under $1.8 million. They looked at the Azure at 333 East 91st Street, which they really liked, but unfortunately the square footage [of the apartment] was about 1,400. When I brought them to this one at 119th Street, everything was very comparable, but it was 2,000 square feet. They fell in love. The size rather than the location was how they made the final decision. The negotiation part took a little while, one month all told. This was because Mount Sinai was relocating them and paid for half the cost, but the building normally only allows Citibank to finance on the property. But Sinai only works with Chase. So we had to go through all this [paperwork].”

“The seller had been living in that studio for 22 years and then found a larger apartment in the building. The terrace runs the entire length of the apartment, so for its price range it was unique. Everybody loved it, but they would get to the kitchen, which was really tiny, and say, ‘oh.’ I knew eventually I would find somebody who doesn’t need to cook that much. In August this buyer came with his broker, and as soon as he saw it, I could tell he thought this was going to be his home. [The buyer’s] job is in New York City, but he travels a lot. His primary residence is near Memphis; his wife and children are still living there but will eventually be moving North. This is one of the few co-ops that allows pied-à-terres. It was a very reasonable board and he was an all-cash buyer — and he was a real nice person — so they saw the makings of an excellent neighbor. The contract was signed Sept. 7, the board interview was Oct. 9, but because of the buyer’s travel schedule we had to wait till last [month] to close.”

“The buyers expect to have a baby, so they wanted Tribeca. They started looking around [at rentals] before the summer and couldn’t find anything, so I suggested they look to buy. But the inventory is so tight that by the time they made offers on [two] apartments, they were in contract. The third time, the apartment had just come on the market that day. [The wife] saw it and she loved it. We brought the husband in the evening, and the next day we made an offer for the full asking price. It was accepted on the same day. This building has a good school [district], so they were happy with it.
